Job Title: Assistant Property Manager

Summary/Objective:
This is a skilled administrative position supporting the management of residential real estate.

Payrate - $36k - $40K

The Assistant Property Manager works alongside the Property Manager to ensure efficient property operations, compliance with HUD regulations, and Low-Income Housing Tax Credit (LIHTC) requirements. Responsibilities include marketing, leasing, lease renewals, tenant compliance, reporting, data management, and other property management functions. This position may act on behalf of the Property Manager in their absence.

Essential Functions:
• Perform administrative and management functions in the absence of the Property Manager.
• Assist and advise residents on lease requirements and responsibilities.
• Conduct applicant background checks and recommend approvals or rejections.
• Show available units, explain dwelling operations, and lease units to approved applicants.
• Conduct initial and recertification examinations for tenant eligibility and income verification.
• Maintain and monitor lease, accounting, accounts receivable/delinquency records, and eviction notifications.
• Collect rent, post payments, prepare deposits, and generate financial reports.
• Monitor vacancies and delinquency reports.
• Coordinate maintenance requests, work orders, and monitor contractor performance.
• Inspect apartments and grounds for maintenance or safety issues.
• Respond to emergencies as needed.
• Maintain inventory of supplies and equipment and review purchase requisitions.
• Prepare rent roll updates, approve petty cash expenditures, and assist with budgeting.
• Investigate tenant complaints and refer to management as needed.
• Maintain positive relationships with residents, the public, and other agencies.
• Assist with preparation of reports for compliance with regulatory standards.

Physical Demands:
• Lift and carry up to 25 lbs.
• Hearing and speaking to exchange information in person or via phone.
• Reading and visual ability to review documents.
• Manual dexterity for computer and office equipment use.
• Extended periods of sitting.

Travel Required:
• Minimal travel outside of commuting to assigned property.

Education and Experience:
• High school diploma or equivalent required; Bachelor’s degree preferred.
• Two years of experience in real estate, property management, or facilities management with public interaction.
• Experience with Low-Income Housing Tax Credits (LIHTC) preferred.
