Mancan Staffing is hiring for a housing manager! The ideal candidate must have previous housing manager experience specifically low-income tax-credit housing! Position will be $18 an hour, M-F 8am-430pm and is a temp to hire opportunity.
ESSENTIAL TASKS OF THE POSITION:
A. Manages and coordinates occupancy functions and procedures at agency’s properties using automated occupancy system as appropriate.
1. Prepares and maintains required property reports and resident services records in manual/automated format.
2. Prepares summary reports of property management activities.
3. Posts delinquent rents into automated system and coordinates the collection of rents, b charges and fees.
4. Accepts and processes applications from applicants at site office.
5. Monitors and coordinates procedures for efficient re-occupancy of vacant units with occupancy function.
6. Forwards approved reports and records to Public Housing Supervisor for action.
7. Coordinates site management activities with other sections of the agency to prevent delays in actions required to improve services to residents.
8. Works effectively with other agency supervisors and coordinators.
B. Ensures that resident records, leases and services are monitored and maintained according to agency policies and procedures.
1. Completes and enforces resident annual re-certification and associated occupancy and leasing forms.
2. Supervises/performs annual inspections and completes appropriate work orders and notices to maintenance department and residents.
3. Works with the Maintenance Supervisor to oversee the overall maintenance of the building or complex. Assists with preparation of yearly performance evaluation for maintenance personnel assigned to building/complex.
4. Ensures that a program of day-to-day maintenance of the developments and apartments, including unit inspections, routine and emergency repairs, repairs to vacant units, janitorial services, grounds maintenance, extraordinary maintenance and the procurement of materials and supplies necessary to perform maintenance activities is in place.
5. Shows available units to perspective residents and completes leasing process including initial rent calculation.
6. Coordinates and completes the move-in and move-out process.
7. Investigates and develops data in conjunction with lease violations; prepares eviction notices; participates in eviction proceedings; and maintains eviction procedure files in compliance with agency’s eviction policies and procedures.
8. Submits data to resident selection function for timely maintenance of vacancy register.
9. Processes documentation of resident grievance procedures.
10. Accesses and reviews police log, newspapers and other sources and initiates appropriate response(s) to enforce resident lease(s).
11. Ensures building safety programs, including fire drills, are in place and functioning.
